In the early ‘Appraisal' stages of a project, IKM are often appointed to undertake a Feasibility Study.  An integral part of this study is an initial Masterplanning exercise, which investigates how the overall site or buildings are arranged.  This Masterplan becomes a key document to illustrate the Client's intent, and often forms a large section of the Client's brief.  Included within the Masterplan may be access roads, parking arrangements, building locations and orientation, general landscaping and boundary delineation.  During the further stages of the project this Masterplan would develop into a greater level of detail, encompassing utilities, services, topographic information and detailed roads layouts.

The Masterplan may also form a key document in an application for Outline Planning Permission, potentially adding further value to a piece of land.
