Brief
IKM were instructed to undertake a rapid environmental site investigation for the redevelopment of a site previously occupied by a gas works. The poor condition of the site became apparent to the client only when the construction works had commenced. The purpose of the investigation was to determine if sources of ground contamination were present at the site, which could pose a risk to construction workers and future residents, or to the surrounding environment.
Solution
Through the use of trial pitting and on-site analysis, the site was delineated to show the areas of highest hydrocarbon contamination. The subsequent risk assessment showed that some remediation was required.
On site hydrocarbon testing kits, in conjunction with analysis by an independent laboratory, was used to assess the volume of contaminated material that needed to be removed.
Outcome
During the works, approximately 20,000 litres of perched water along with 3,217 tonnes of hazardous and non-hazardous soil was removed and sent for licensed disposal.
Mitigation measures, such as a vapour membrane and protection of buried water pipes, were recommended to help minimise the risks associated with this type of contamination, and reduce the amount of remediation required.
All site works were completed with minimal delay to the building programme and with no disturbance to or complaints from residents in adjacent properties.
Building work was recommenced with minimal delay.
