Brief

IKM were appointed to manage and develop a strategy for the remediation of a former gas works. The site had been redeveloped and was occupied by two blocks of residential flats and surrounded by residential properties. However, the site's former use as a gas works had given rise to contamination of the soils and groundwater below the site.

Solution

IKM developed a strategy for the demolition of the flats that occupied the site, followed by the remediation of the previously identified contaminated land within the site boundary. Remediation works consisted of three key elements:

  • Demolition of the buildings, outbuildings and the removal of below ground structures.
  • The excavation and disposal of contaminated soils and groundwater.
  • Validation of the site to confirm it was not considered as contaminated land under Part IIA of the Environmental Protection Act. 

The use of on-site equipment ensured an efficient excavation and avoided long periods of standing time between excavation and backfilling.

Outcome

The site is now clear of structures, has been levelled and is appropriate for residential development.

IKM have demonstrated by quantitative risk assessment that the site has been thoroughly remediated.  Despite the presence of adjacent residential properties, no complaints were received and this job was completed safely.

On-site testing allowed the job to be completed with the minimum amount of material removed.  In addition it allowed onsite separation of hazardous and non-hazardous waste which reduced disposal costs.
