Brief
IKM was appointed by an urban regeneration company and property developer to assess the environmental and geotechnical issues associated with a 2.5 hectare redevelopment site in Granton. A highly detailed desk study revealed that historic and current land uses at the site included an iron works, ship building and repair yard, timber yard, and cold storage depot.
The site was to be redeveloped with housing, offices, and a hotel, whilst incorporating undercroft car parks.
Solution
IKM were responsible for the design, planning and management of the site works, which comprised 22 boreholes (cable percussion and rotary) and trial pits, CPT testing, health & safety monitoring and short-term soil gas and groundwater monitoring.
The site works were carried out within operational commercial sites, with the associated risks and restrictions.

- Controlled waters
- Buried obstructions
- Hydrocarbon contaminations

Outcome
IKM undertook a detailed risk assessment for human health and the environment and provided advice for the remediation of the site prior to sale to a developer.
