At times, the pre construction phase information provided to developers can leave them unsure how contamination issues may impact on the development programme and budgets.  This results in decisions being made at the tender stage with an inherent level of contractual risk.  Such risks can be controlled at this crucial stage with specialist advice on environmental legislation and waste management issues.

IKM are experienced in the understanding of site investigations and the likely conditions that regulators may impose on development plans.  Site investigations are often carried out prior to the development layout being finalised.  It is not always therefore possible to assess the precise impact that localised areas of contamination may have on precise areas of the development layout.

At the tender stage of a project, IKM carry out a review of the investigation outcomes with reference to the proposed development layout.  We make use of our in-house environmental, civil engineering and waste specialists to determine where potential financial and human health risks may lie so allowing the developer to make provision for these issues.

This desk top evaluation can be taken further once a contract is won.  It is possible that areas of concern can be delineated on site taking account of the potential risks posed to the development.  This will allow the developer include measures to mitigate against the risks and to ensure that the measures taken are proportional to the potential risk impact.  IKM are experienced in the use of on site testing equipment which allows the rapid return of site data so quickly delineating an affected area.  Laboratory analysis is used to validate the procedure.
