Background

IKM have undertaken numerous due diligence assessments for industrial properties across the UK, including steel processing works and forges. Many of these have been completed to very tight deadlines.

Brief

On this occasion, our client requested a due diligence assessment of a number of steel processing facilities nationwide, which they were proposing to purchase. The client required this information to assess the site values and the environmental liabilities associated with

Solution

For each site, IKM carried out a rapid, detailed desk study which included a review of historical maps and of published geological and hydrogeological conditions. A mining report was also commissioned prior to a walkover survey being undertaken. During this, interviews were conducted with site personnel and records were reviewed.

This information was used to identify potential contamination sources and to formulate a conceptual site model which identified all of the source-pathway-receptor linkages present on site.

IKM also completed health and safety audits of the sites, looking at procedures and adherence to safety regulations, and practices which could have had a detrimental effect on the site value.

This information was then collated into an interpretive report, which also included a review of other factors likely to have an impact on the site value.

Outcome

The IKM due diligence report acted as a key piece of information which the client used to evaluate the properties and potential liabilities, prior to purchasing the sites.

The client went on to make several successful acquisitions.
